The latest research by Zoopla has unveiled the UK’s top locations for single homebuyers, with one city offering average monthly mortgage payments as low as £408. Sunderland emerges as England’s most budget-friendly city, where the average cost of owning a one or two-bedroom home is £106,700, aligning with a typical single person’s income of £28,600.
Moving to the London region, Havering stands out as the most economical borough, with one or two-bedroom properties averaging £305,200, equivalent to around 7.3 times the average earnings of £41,600 for solo purchasers. In Scotland, Aberdeen takes the spotlight as the most affordable destination for singles, with monthly mortgage payments averaging £438 based on an average property value of £114,700.
Swansea leads the affordability chart in Wales, with an average property price of £149,000 and typical monthly mortgage costs of £569. Zoopla highlights the challenges faced by single buyers due to lenders evaluating affordability based on a single income rather than dual incomes. The analysis focused on smaller homes with one or two bedrooms, comparing prices with average incomes of single earners, revealing that single buyers account for approximately 39% of first-time property purchases.
Richard Donnell, Zoopla’s executive director, emphasized the increasing feasibility of single homeownership due to rising incomes and reduced mortgage rates. He advised prospective buyers to consider smaller-sized homes that have experienced slower price growth compared to larger family homes. Donnell stressed the importance of thorough research on mortgage affordability, exploring products tailored for singles, considering alternative locations, and selecting the right area for individual needs. He reassured that purchasing a property as a singleton is indeed a viable option.
