An airport that ceased operations nearly a hundred years ago is being reimagined as a sprawling city. Downsview Airport in northwest Toronto, Canada, is undergoing a complete transformation into a new urban development called “YZD”, inspired by the airport’s former call sign. The project aims to house 66,000 residents in over 30,000 properties initially, with a potential capacity of up to 83,500 people by 2051.
The redevelopment plan includes dividing the 370-acre site into seven interconnected neighborhoods, to be built gradually over the next few decades. Costing an estimated £16 billion, the 30-year initiative ranks as one of the largest urban development projects in North America.
A central feature of the plan involves repurposing the 1.24-mile runway into a pedestrian-friendly park that links the various neighborhoods. Developers envision the runway as a communal space for residents, setting a new standard for public areas in Toronto.
Emphasizing green spaces, the project will allocate about 70 acres for parks and open areas, ensuring convenient access to amenities for residents. The YZD project website highlights the integration of parks and open spaces throughout the development, all within a short distance from residential and work areas, promoting a pedestrian-friendly environment.
In an eco-conscious move, developers plan to incorporate existing structures from the former airport into the new urban district to reduce carbon emissions. Notably, historic hangars dating back to the mid-20th century will be repurposed as business spaces.
Additionally, green rooftops will be implemented to absorb rainfall, mitigate flood risks, and support biodiversity. The site has remained vacant since 2024, following the departure of Canadian aerospace manufacturer Bombardier.
